I still remember checking my email and seeing a response from the Our Homes Magazine team wanting to see photos of the custom built home we did the Plumbing and HVAC in… I was stoked! Be sure to watch for the Wellington County Fall Edition of the Our Homes Magazine to see the wonderful write up about the contractors who worked on this home, yes including JJ McLellan & Son.

Over the months that our technicians did work at this home I continued to hear more and more about it and the enthusiasm in their voices was just contagious! Everyone wanted to hear more about it, the guys all wanted to talk about it and talk about how much fun it was for them to do something out of the ordinary. For example each washroom was different, different fixtures, colours etc. The kitchen had a variety of stations, appliances and the finishings are just beautiful! The guys also put in the septic system for the plumbing.

I was lucky enough to get a few tours of the home by both our guys and the home owners. I loved going when the guys were there and having them show me what they each thought was awesome. Our plumbers of course were so very proud of the custom shower in the mastersuite as well as the other washrooms each with their own distinct look and then in the kitchen all of the cool features and finishes. Our heating tech’s were just as proud to show of their pride of the home… the mechanical room!

And where better to start than the true “heart” of the home, where everything mechanical is housed and runs. The mechanical room that our tech’s are so very proud of ! The mechanical room is for both the heating and cooling for the home as well as the hot water. The home has infloor heating in both the main floor and downstairs as well as geothermal (for heating and cooling). The infloor heating in the basement provides and excellent and very efficient way to keep the “chill” out all year round!

At first I will be honest I thought really, does a married couple really need that big of a shower or an end for each other. After seeing the shower, my opinion has changed quite dramatically. Its genius really! I know my husband and I both use different products and there is only so much room on the shelf and the rest is on the floor of the shower… I would LOVE to put in a shower like this in our master ensuite!

“Spring cleaning”, what about Summer, Fall and Winter?

When is the last time you pulled out all your furniture to vacuum behind and clean under?

We did just that tonight. Thankfully my husband is very understanding and used to my rearranging urges and ideas, tonight while doing so he flipped the couch and lazy boy’s over so I could clean under – WOW! Its hard to believe that we did this exact same cleaning in the Spring and how much dog hair, dust and “stuff” (oh stuffing too from dog toys) we found behind the couch and under it as well as the chairs.

Pulling out the furniture also gave me another chance to vacuum out the cold air return – which remember isn’t supposed to be behind any furniture, ours is behind a side table and has room for air flow yet still gets dog hair and dust all over it!

Just think… what we find behind and under our furniture is only a portion of the dust, hair and dirt that doesn’t make it through the vents and into the heating and cooling system!  Unfortunately cleaning behind this furniture even 4 times a year, or more, still won’t stop dust, dirt etc from going into and through your system.

So when is the last time you cleaned or changed your filters? When is the last time you even checked your filters? Or how about the last time you had your heating and cooling system cleaned and serviced? Did you know that many manufacturers do specify that the equipment must be serviced yearly or if it isn’t it could void some or all of your warranty! Car manufacturers do this too, if you’vd never had an oil change on your vehicle and something happens, why should they cover equipment that was never properly maintained. Your home or business heating and cooling system is very much the same! Some insurance companies also state the equipment must be maintained yearly by a trained professional.

Did you know a dirty filter could even choke out the heating system, yup even your furnace has to breathe!

I’m sure many of you, like us, enjoy opening the windows and doors to let the fresh air in, especially on these gorgeous cool nights! Living in a small rural town dusty roads are common, even on roads that are paved, with doors and windows open we let in not only the gorgeous fresh air but also dust and dirt. Some of this dust and dirt you will not even see, unless you change or clean your filters!

I bet I could guess what pops into your mind, yeah I’ve thought of it, I know we need to do it but we are busy, I haven’t had time to call, I’ll get around to it, I’m sure its fine, it can wait. Unfortunately for some of our customers this is what they thought, and when does the furnace or heating system break down… when its cold or when its a holiday! Why everyone woman should know something about plumbing… and when to call a professional!

 As a woman growing up in a plumbing and heating family business Ive heard my fair share of horror stories over the years! One thing that is for sure is that for a woman it is so very beneficial to have some sort of a clue when it comes to your plumbing system in your home!

After all… we all know “A Royal Flush Is Better Than A Full House!”

Although I lived as a child with my father who was a plumber and heating technician (and…etc) I never really paid THAT much attention to how things work until I had my own house. For one thing the old homes in town have REALLY old pipes that need to be replaced in a lot of homes – our first home was one of them, I was so glad to get rid of those old galvanized pipes – over time they built up on the inside, flaked off gross things and our water pressure was awful! We had the pipes replaced and amazing how much better the water pressure, flow and colour was – such a difference!

Being new to country living now having a well and septic this very hot dry weather we have been having has certainly been something to be mindful about with water.

Even certain plumbing issues within the home which may seem small or simple, could actually be your worst nightmare! A small leak – which can typically be detected during routine cleaning can be your biggest warning sign – seeing water on the inside of your bathroom vanity or under your kitchen sink, never assume its just by chance. Within my own home again, while cleaning under the sink I found our drain had been leaking, thankfully it was an easy fix, however if it had been left much longer it could have begun to rot out the inside of the cupboard and work its way through the ceiling of the basement – which then becomes a huge, dirty and expensive mess!  Did you know even a small hair line crack in your bathroom basin drain (silver part) can cause a lot of damage! Did you know even if your toilet ran a very small amount this small issue could infact be using  wasting many gallons of water!

It truly pays to hire a professional! Did you know that even as the home owner you could be liable if a handy man gets hurt at your home?! Yup its true! If you hire someone to do work, it does not matter that you have hired them, what matters is if they actually have WSIB coverage and insurance. If they don’t … you are on the line for any accidents OR damage which could happen due to the repair or install. Of course everyone is not perfect, yes even pros’ can have a slip up or make a mistake, this is where having business insurance is smart!

Take a walk through your basement, become familiar with where the pipes run, where your plumbing appliances are (softener, hot water heater etc), do monthly checks of your faucets and drains to ensure there isnt any leaks or cracks. If you live in the country and have a septic system, find out where it is, figure out when it was last pumped, do not wait until you are in an emergency situation to call for help!

A woman needs to know her home’s HVAC System

I am writing this post entirely from a woman’s perspective.

And all about heating. Can you feeeel the excitement!

Being the daughter and wife of a technician, I have learned a lot over the years and even more so when I had my own children. I can remember in our first house coming home after work and it was freezing! FREEZING. Of course my hubby wasn’t home from work yet and I called on my dad, who merely said to me just turn the thermostat off and back on. Well wasn’t I surprised when that worked! I had heat!

It wasn’t until we had children that I really began to care about the indoor quality of our home. Not long after our son was born, we found out our family was expanding again and we began looking for a bigger home, within my criteria was natural gas – this is something that in our first home I, (and our budget) became very comfortable with. I love cooking with natural gas both inside and on the bbq. During the home inspection of our 2nd home, they made sure they tested the furnace – which thankfully they did as the heat exchanger failed (a great reason why during a home inspection you should also always have a furnace inspection or insist on the seller having one). What this meant was we were able to adjust our price on the home to cover the installation of a new energy efficient furnace – which in all honesty I did prefer.

One home we did look at which had a nice lot and large garage for the husband, had electric baseboard heat. Although we could change this out, many homeowners do not realize the large cost of doing this retrofit – of course it can be done and your home will be much better in the long run with an energy efficient hvac system for heating, cooling and ventilation, your home will also have improved air flow and circulation, which is a downfall of electric baseboards.

I grew very accustomed to the personal benefits of gas (natural gas in our case, propane also has the same benefits) of having an unlimited supply to our bbq, gas dryer, gas water heater, gas stove and a new energy efficient gas furnace. All very affordable as well.

As a young mother having this option of gas in our home was a true convenience for me, if we used our basement we had a gas fireplace which would provide instant heat when needed, with cooking on the bbq I did not have to worry about running out of fuel, especially when planning dinner for our family with a husband working late – this was huge!

Dad even said it perfectly to us one day, if there is a problem within the home whether its plumbing or heating if you ask the woman of the home she will always be able to describe it perfectly –  in most cases women are home more than men.

Why do women need to be educated in what an HVAC system is – simple –  this is the system that literally runs your household. When you need heat or cooling and push a button or slide the temperature, you want heat or cold air. You want and need to know that your family is comfortable and healthy.

Especially important during the buying process, when you begin to do your research. You want to ensure you have a quality product by a reputable manufacturer, bought from a knowledgeable supplier and installed by a qualified contractor who will be around if you do have issues.

Do you want to save money? – of course everyone does especially with the rising costs of hydro. Do you have children? – you will want the system to be quiet and healthy – yet still efficient.  Water conservation? That is a must now a days, be sure you take the time to do the research! When you are planning out your new home or your renovation – be a part of this discussion.

I wont ever claim I know more than my father or husband when it comes to HVAC (that would be silly 😉 ), however I know what little things matter to me, as a mother.

When we began our search for our 3rd home with property, my number one on my list was natural gas – although there were other homes we looked at and one we even had an offer in on that didn’t have gas – but could have gas installed. The next criteria was the HVAC System in the home, this would have to be inspected to ensure the efficiency. One of my other points was an HRV – which if it was already installed would be a bonus, if not it was a must install after we moved in.

One of the biggest compromises for me in this home that we did purchase was it did not have a gas stove in the kitchen, nor could we install one without a major renovation. After much deliberation we purchased a new energy efficient electric convection wall oven. This was a major compromise for me, however we have a gas cook top and purchased a large broil king gas BBQ which we use much more than our stove. We did however have to have a gas line run for the BBQ. One of the benefits that I love in this home is the home having an HRV system and the gas fireplace downstairs.

My only dilemma remaining is when our Water Furnace Geo Thermal System decides its had enough… For many homes geo-thermal is a great option – if you do not have gas service available at your home. As much as our Geo-thermal rep cringed when I told him I wasn’t sure what we would replace it with – we’ll have to consider all information on energy savings and product cost…

What have I learned about the HVAC System…

  • Bigger is not better at all! If the furnace is too big (not sized correctly to your home) it will not work properly and be very loud.
  • Energy Efficient equipment makes a huge difference in energy bills
  • Newer energy efficient equipment is so much quieter
  • Turning the thermostat off and on again can reset your heating system
  • Duct work design is very important in a home
  • I love the convenience of gas in my home
  • Keeping the temperature at a consistent level in your home is more efficient
  • It is very important to keep hot and cold air grills clean – especially with pets!
  • It is very important to not block your hot and cold air grills
  • I love the instant heat of a gas fireplace (ok not hvac but still heating)
  • It is important to get your ducts cleaned out every few years
  • Planning – very important to know how many gas appliances you plan to have installed now or in the future – the size of the gas line is important for this!
  • In-floor heating – this along with a gas fireplace is an excellent option for a basement!
